We start from the built area in the Spanish Cadastre and put it on the same footing as the listings in your area, so shared areas are not counted twice.
108 m² · 12.00 × 9.0002 · Views and outdoors
An open sea view moves the price more than most renovations. A frontline beach position, even more.
up to +20 %03 · Condition
Kitchens and bathrooms set the tone. A renovated home and one that needs work can be more than 20 % apart.
−15 % / +8 %04 · Floor and lift
You feel it when you carry the shopping up, and buyers feel it in the price. A penthouse gains; an inward-facing ground floor loses.
−13 % without a lift05 · Garage and storage
If the garage is a separately registered property, it is valued, and can be sold, on its own. If it is legally tied to the home (an "anejo"), it is included in the price. The Land Registry extract confirms which.
We check it against the Cadastre06 · Location
We place your home by its coordinates in its neighbourhood or district and use the price for that area, checked every month and dated.

The Cadastre gives us the size and the year; you tell us what condition it is in. Your report arrives within 24 hours. Free and with no obligation.
How it works
Pick the street and number, and we pull the size, the year built and any garage or storage room from the Cadastre.
Condition, floor, lift, views, terrace. Whatever the Cadastre does not know, you tell us.
A member of our team analyses your home against what is selling in your area and sends you the report within 24 hours. We call you to go through it.
A real report
Six pages on a real flat on the Cádiz coast, without the details that would identify it: verdict, cadastral data, comparable homes analysed one by one, value range and recommended asking price. The sample report is in Spanish.

What we analyse
These are our starting adjustments, checked against the valuations we have already done. In your report, each one is tested against real comparable homes.

The more you tell us, the more accurate
With the address we can get started. With photos and the land registry extract, the report gets even closer to reality. For example:
We see the real condition of the kitchen, bathrooms and floors, and compare your home with others in your area in better and worse condition. After size, nothing moves the price more, and it tells us whether work is needed, and how much.
It tells us what is actually being sold: the registered size, whether the garage and storage room are tied to the home or separate titles, and whether there are mortgages, charges or easements. For rural homes, whether the house is registered at all.
The energy rating matters to buyers, and the certificate is required by law to sell a home. If you already have one, it saves a step.
If you have extended or the Cadastre is out of date, the real size changes the price. A plan or a few measurements settle it.
Where we value
This is the average asking price in each area (September 2026 data, checked every month). It helps you get your bearings. Your home is valued in its own report, anywhere in Spain.

FAQ
No. It is an indicative market valuation. Official appraisals (the kind a bank requires for a mortgage) can only be issued by appraisal companies approved by the Bank of Spain. What we give you is meant to help you decide what price to put your home on the market at.
Nothing. The report is free and there is no obligation.
Automatic valuations apply a formula to the average price of the area and give you a range in seconds. We open listings of homes like yours one by one, discard duplicates and homes that are not comparable, look at their photos and explain why each one is worth more or less than yours. The result is a market value, a recommended asking price and the reasoning behind every figure.
From real listings of comparable homes in your area, which we open one by one; from the Cadastre, and from what we have learned from the valuations we have already done. Asking prices are not selling prices: we correct for that.
Yes, but not with a formula. On rural land (suelo rústico) the value depends on whether the building has been legalised or regularised and whether it is registered in the Land Registry. Request the report and, if you can, send us the Land Registry extract: with it we can give you a real figure.
A garage or storage room recorded as an "anejo inseparable" is legally attached to the home in the Land Registry and is sold with it. If it is a separately registered property, it has a value of its own and can be sold separately. We ask because it changes the price.
The address is enough to get started. To refine it: photos (we see the condition and whether work is needed, and compare with better and worse homes in your area) and the Land Registry extract (registered size, charges and whether the garage is tied to the home or a separate title). An energy certificate and plans help too.
We only use it to prepare your valuation and call you to discuss it. We do not sell it or pass it on without your express permission. Our privacy policy is linked at the bottom of the page.
